In an era defined by division, political tribalism and growing distrust, Texas REALTORS® stands out as a steadfast advocate for its members, the real estate profession and Texas consumers. For over a century, this association has remained focused on its mission: to champion private property rights and advance policies that benefit Texans who own or aspire to own property. Through its 105 years of service to its members, Texas REALTORS® continues to demonstrate resilience, relevance, and an unwavering commitment to its core values.

A legacy of advocacy

Celebrating its 100th anniversary in 2020, Texas REALTORS® has a mission rooted in empowering its members and protecting real property rights. Through advocacy, professionalism and fundraising, the association has navigated challenges while staying true to its vision. It has consistently prioritized reducing property taxes, fostering housing affordability and supporting the economic prosperity of Texas communities, small or large.

Remaining mission-driven in turbulent times requires determination. Texas REALTORS® has faced accusations of partisanship and questions about its relevance, yet it has never wavered. Few trade associations can claim the level of bipartisanship and commitment to member-driven priorities that Texas REALTORS® embodies.

Bipartisanship in action

At the heart of Texas REALTORS®’ success is its bipartisan approach to legislative advocacy. Volunteer-led committees — composed of volunteer REALTORS® who live and work in their communities — play a pivotal role in identifying priorities that affect clients, communities and the real estate profession. These association volunteers vet candidates based on their record and commitment to Texas REALTOR® priorities and work to ensure they put forth and support Realtor priorities.

The association’s political action committee, TREPAC, exemplifies this bipartisan philosophy. Its support is based not on party affiliation but on candidates’ records of supporting sound legislation and opposing policies harmful to real estate. The result is often a near 50-50 split in support between Democratic and Republican candidates, underscoring Texas REALTORS’® commitment to protecting property rights rather than political allegiances.

Legislative wins and policy development

Texas REALTORS’® influence is evident in the association’s achievements during the 88th Legislative Session. Key victories included:

• Property tax reform: a historic $100,000 homestead exemption

• HOA reform: prohibiting interference in landlord-tenant agreements

• Infrastructure investment: increased funding for water, energy, broadband and transportation projects

• Housing affordability: reduced permitting and inspection delays to add more housing supply into the market

These wins reflect the association’s ability to advance member-driven priorities while keeping strong relationships with lawmakers on both sides of the aisle.

Between legislative sessions, Texas REALTORS® invests considerable time and resources into shaping its advocacy agenda. During the last interim, volunteer committees logged 1,850 hours discussing real estate-related issues, resulting in 32 legislative policy positions. These positions address critical challenges such as property taxes, infrastructure projects, and rising insurance rates. New policies tackle emerging issues like property owner protections from criminal activity by squatters, deed fraud and housing affordability.

The association’s commitment to engaging its members is equally active. Surveys of the membership revealed overwhelming support for Texas REALTORS®’ policy statements, with new initiatives — such as addressing squatters — earning 99% approval. This feedback reinforces the association’s relevance and ensures its priorities align with the needs of its members and their clients.

Housing affordability: A growing priority

With the 89th Legislative Session in full swing, housing affordability has emerged as a top priority. Rising home prices, mortgage rates and insurance premiums have strained the dream of homeownership for many Texans. Texas REALTORS® is championing solutions to increase housing supply, reduce regulatory burdens and invest in skilled-trades education to meet the state’s growing housing demands.

The association’s policy team reviews every bill filed and closely monitors those that affect real estate. By advocating for creative solutions and streamlined regulations, Texas REALTORS® aims to make housing more accessible to Texans across all income levels.
