New-home sales surged in all of Texas’ major markets, including Dallas-Fort Worth, according to the latest data from HomesUSA.
Sales increased month over month in the Metroplex, with 2,129 new-homes sold in May, up from 1,942 in April. Sales were also up year over year, from 1,986 in May 2024.
Pending new-home sales also increased, with 2,692 homes going under contract. That’s about 11 more homes than in April.
“May’s pending sales — which have flattened — could be telling us the 2025 sales have topped,” CEO Ben Caballero said in a press release. “Historically, and most recently in 2023 and 2024, home sales peaked in May or June. This year could be very different if interest rates fall.”
Days on market decreased from 148.18 days in April to 143.13 days in May. Active listings increased to 8,288 properties, up from 8,160 a month prior.
Meanwhile, the average new-home price rose from $475,041 in April to $467,485 in May.
