Home sales increased 4% year over year in Fort Worth last month as the median price decreased to $337,250, according to the July Housing Report from the Greater Fort Worth Association of REALTORS®.

Over 1,000 homes sold during the month, with an average of 82 days on market (50 days for sale, plus 32 to close).

Active listings also jumped 16.2%, with 3,616 homes on the market.

Inventory continued to balance around greater Fort Worth, with 4.1 months of inventory, up from 3.6 months in July 2024; meanwhile, Parker County hit 6.3 months.

“The Fort Worth area’s housing market is still in great shape,” GFWAR President Paul Epperley said in a press release. “With our exponential growth, we are not seeing the same market fluctuations as other major metro areas across the country.

“If mortgage rates stay the same, we expect continued stabilization throughout the remainder of the year. However, if mortgage rates drop, there is the chance for a decrease in housing inventory and an increase in prices as people enter the housing market.”
