New-homes lingered on the market longer in Dallas-Fort Worth in September amid the third-straight month-over-month sales decrease, according to the latest data from HomesUSA.
Homebuyers purchased 1,981 new homes during the month, down 2.3% from 2,027 in August but up 7% from 1,848 in September 2024. Pending sales declined during the month, however, with 2,385 new homes going under contract.
“Sales are down, but so are new listings in some markets,” HomesUSA CEO Ben Caballero said in the report. “That tells me builders are adjusting tactically.”
Active inventory swelled to 9,227 new homes — up approximately 16% year over year. The average new-home price, meanwhile, ticked from $459,758 in August to $461,488 in September. That price was down 6% year over year, however.
New homes in Dallas-Fort Worth took slightly longer to sell in September, with homes spending an average of 141.85 days on market, up from 132.65 days a month prior.
“Sales are down and expected to decline again next month due to seasonality,” Caballero concluded. “However, December sales always have a good bounce as builders pull out the stops with promotions to close out the year strong.”
