The median home price in Dallas-Fort Worth decreased 2.9% year over year to $375,000 in January, according to the latest data from the MetroTex Association of REALTORS®.
That price was steady month over month, however — it was also $375,000 in December.
Closed home sales declined 5.8% year over year, with 5,069 homes sold in January. A majority of the homes sold — 27.4% — fell in the $300,000 to $399,999 price range.
The typical home stayed on the market for 109 days: 76 days for sale, plus 33 days to close. That was up a full week from January 2025.
Amid a slower pace of sales, active listings increased 3.7% annually, with 27,783 total properties on the market across the Metroplex.
Given the rate of sales, Dallas-Fort Worth had a 3.6-month inventory in January, up from 3.5 months a year prior.
