New-home sales decline in all four major Texas metros

New-home sales declined in all four of Texas’s major metropolitan areas, with the greatest decreases seen in Houston and Dallas-Fort Worth.

According to the latest report from HomesUSA, there were approximately 1,847 new-home sales in the Metroplex in January, down from 1,990 in December 2024. However, that’s an increase from January 2024, when 1,588 new homes sold.

“January sales are often lower than December as builders push hard to close the year with as many sales as possible,” said Ben Caballero, founder and CEO of HomesUSA. “Builders were offering discounts, buyer incentives and Realtor bonuses for December closings. A slower January is not unusual for that reason.”

Meanwhile, the average new-home price rose about $2,500 month over month to $496,498, making Dallas-Fort Worth the priciest of Texas’ major new-home markets. Days on market increased by about nine days.
