The median home price in Dallas-Fort Worth decreased 2.3% year over year to $387,599, according to the August 2025 Housing Report from the MetroTex Association of REALTORS®.
Meanwhile, active listings jumped 22.4%, with 36,404 properties on the market in the Metroplex.
Amid increased choices and lower prices, closed home sales rose 1.6% year over year, with 8,246 homes sold. The typical listing sold in 89 days — a week longer than last August.
Given the rate of sales, the area had a 4.7-month inventory in August, up from four months a year ago.
