Active listings skyrocket in the Metroplex

Active listings increased by 31.2% year over year in the Dallas-Fort Worth metropolitan area, according to the latest housing report from the MetroTex Association of REALTORS®.

A total of 20,757 properties were on the market in February, up from 19,595 in January. Given the pace of sales, Dallas had a 2.7-month housing supply during the month, up from two months in February 2023.

Closings decreased marginally, with 6,724 homes sold, a 1.1% increase annually. However, days on market fell by four days year over year, with the typical home selling in 92 days — 61 days on market, plus 31 days to close.

Meanwhile, the median price rose 2.4% year over year to $390,000. In January, the median price was $382,941.
