Active listings, months of inventory jump in December

Active listings increased drastically in December, allowing months of inventory to expand, according to the latest Housing Report from the MetroTex Association of REALTORS®.

Active listings jumped 33.1% year over year, with 24,973 homes on the market in the Metroplex. Closings rose 15.2% year over year, with 7.364 homes sold. Given the pace of sales, the area had a 3.3-month housing supply, up from 2.5 months in December 2023.

The typical home spent 98 days on the market: 65 days for sale, plus 33 days to close.

Meanwhile, the median home price rose 2.6% year over year to $400,000. Approximately 27% of all homes on the market fell into the $300,000 to $399,999 range.
