Median home price declines 2.2% in the Metroplex

The median home price decreased to $399,000 in Dallas-Fort Worth last month, according to the May 2025 Housing Report from the MetroTex Association of REALTORS®. That price was down 2.2% year over year.

Closings also decreased 2.5% year over year. Approximately 27% of all homes sold during the month fell in the $300,000 to $399,000 range.

Active listings increased 3.72% year over year, with 35,555 homes on the market during the month.

Given the rate of sales, there was a 4.7-month housing supply in the Metroplex in May. That’s up from 3.5 months in May 2024.
