Report: Gen Z adults lead among 2026 movers

Among Gen Z adults, 59% plan to relocate in 2026.

Many Americans are planning a move this year, driven by lifestyle changes, family needs and homeownership goals, according to the 2026 State of Moving Forecast Survey by American Home Shield. Forty-one percent of respondents said they expect to move in 2026, with younger generations leading the trend. Among Gen Z adults, 59% plan to relocate in 2026, compared with 39% of Millennials, 36% of Gen X and 31% of boomers. 

Most moves will stay relatively close to home. About 34% of movers plan to stay within the same city or town, 38% will move elsewhere in their state and 26% will cross state lines, while only 2% plan to move abroad. Change of scenery remains the most common motivator, with major life events such as marriage or having children influencing more than a quarter of moves. Some are relocating to upsize or downsize, 17% are moving for work or family reasons, and 14% are moving specifically to buy a home. 

Among those planning to purchase, two-thirds are actively searching for a property. Roughly 11% are already in the process of buying, and 5% already own the home they plan to move into. First-time buyers make up a notable segment, with 13% of Millennials and 12% of Gen Z respondents entering the market for the first time. 

When considering a new home, respondents say the ideal size averages 2,251 square feet, though preferences vary by generation. Cost remains a top concern: 28% prioritize affordability over location, and 35% are willing to consider fixer-uppers to reduce expenses. Nearly half of buyers are also considering home warranties to help manage long-term repair costs. 

Suburban living remains the most popular choice, with 45% of movers aiming for the suburbs, while 31% prefer cities, 15% are moving to rural areas and 9% to small towns. Cost of living plays a major role, with 56% of movers seeking a location that balances affordability with lifestyle. California, Florida and Texas are the states drawing the most newcomers, while Washington, D.C., Arkansas and Montana see more residents leaving. 

The average expected cost of a move is $2,162, and 30% of movers describe the process as anxiety-inducing. Most plan to handle packing and moving themselves, though 15% hire professional movers. Packing is often the most stressful part of relocating, and 1 in 10 respondents worry about starting over in a new place.  

Despite the challenges and costs, Americans are moving in large numbers, with younger generations leading the way and local relocations dominating the housing market.
