Median home price declines 2.2% in the Metroplex

The February 2026 DFW Metroplex Housing Report (via MetroTex Association of REALTORS®)

The median home price decreased to $385,000 in Dallas-Fort Worth in February — 2.2% less than February 2025, according to data from the MetroTex Association of REALTORS®.

That’s also cheaper than a month prior — in January, the median price was $375,000.

Active listings increased 7.3% year over year, with 29,432 total properties on the market. Closed home sales declined 6.6%, with 5,991 homes sold.

The typical home stayed on the market for 108 days: 77 days for sale, plus 31 days to close.

Given the rate of sales, the Metroplex had a 3.9-month inventory, up from 3.6 months in February 2025 and January 2026.
