Real estate tech company Knock has expanded its Knock Bridge Loan program to Texas.

Real estate tech company Knock has expanded its Knock Bridge Loan program to Texas.

The program factors move-up buyers’ previous home purchases into their equity rather than factoring existing mortgages into their debt, thereby lessening their debt-to-income ratio and allowing them to qualify for larger mortgages, according to a press release. Traditional bridge loans, in comparison, exclude previous home purchases from buyers’ equity and count mortgages toward debt.

“Many Texas homeowners have seen the equity in their homes increase significantly and we’re excited to give them a way to put that equity to work when they’re ready for their next move,” said Knock Co-Founder and CEO Sean Black. “The Knock Bridge Loan gives homeowners the ability to buy before they sell, making their offers more competitive while giving them the flexibility to move on their own timeline.”

Black added that the program also benefits lenders and real estate professionals, who can now provide more options for clients who couldn’t otherwise qualify for their next mortgage.

Texas is the 32nd state to join Knock’s Bridge Loan program; Delaware, South Dakota, Louisiana, Iowa, Wyoming, Colorado, Maryland, New Jersey and Tennessee all made the program available to buyers earlier this year.
