Median home price increases 2.2% in Fort Worth

The median home price rose 2.2% in Fort Worth but fluctuated around the greater area in February (via GFWAR).

The median home price rose 2.2% year over year to $337,390 in Fort Worth in February, according to data from the Greater Fort Worth Association of REALTORS®.

Amid that modest price growth, closed home sales declined 10.9% and active inventory increased 7.3%. Given the rate of sales, the city had a 3.5-month inventory.

“The spring housing market is beginning to take shape,” GFWAR President Shawn Buck said in a press release. “The market continues to stabilize, but the typical uptick in activity is beginning to show, and it will likely continue as we move toward the summer buying season coupled with lower mortgage interest rates.”

Tarrant County

Across Tarrant County, the median home price held steady at $348,000 as active listings increased 3.7% annually. Closings decreased 5.8% year over year, while inventory reached 3.2 months (up from three months in February 2025).

Parker County

Parker County saw a 4.4% year-over year increase in home sales and a 4.8% jump in home prices, with the median reaching $463,750. Active listings increased 1.8%, while inventory decreased to 4.9 months, down from five months a year prior.

Johnson County

Buyers saw improved affordability in Johnson County, where the median declined 5.7% year over year to $330,000. However, closings dropped 21.1%, while active listings increased 3.7%. Inventory was steady at 4.6 months.

Denton County

In Denton County, the median home price declined 3.5% to $429,000. Active listings increased 12% year over year while closings fell 3.7%. Months of inventory increased to 3.7 months.
