Closed home sales declined 8.6% across the Dallas-Fort Worth Metroplex as the median home price dipped 0.3% to $399,000 in July, according to the latest data from the MetroTex Association of REALTORS®.
That median home price was also down just slightly from June, when the typical home sold for $399,999.
A majority of the homes sold in July — 25.9% — fell in the $300,000 to $399,999 range.
Meanwhile, active listings declined 3% year over year, with 36,049 homes on the market. The typical home took 87 days to sell, which was one day quicker than the previous July. Given the rate of sales, the Metroplex had a 4.7-month inventory, down from 4.8 months a year prior.
