Median home price inches up 2.7% in Fort Worth as inventory expands

The median home price in Fort Worth was $323,450 in January — that’s 2.7% higher than in January 2024, according to the latest housing report from the Greater Fort Worth Association of REALTORS® (GFWAR).

The city also saw a 1.7% year-over-year increase in closed homes sales, with 591 sales during the month. A majority of home sales fell into the $300,000 to $400,000 housing segment.

Meanwhile, there was a 32.8% year-over-year increase in active listings, with 2,822 total properties on the market.

Given the rate of sales, Fort Worth had 3.2 months of inventory in January, up from 2.4 months in January 2024.

“While the housing market has yet to hit the six-months-of-inventory foal, which will balance it out for buyers and sellers, inventory is increasing and slowing down large jumps in median home prices,” GFWAR President Paul Epperley said in a press release. “As we get closer to the spring homebuying and selling season, we expect inventory to increase further, providing more homebuying options at various price points.”

The typical home spent 98 days on the market — 65 days for sale, and 33 days to close. That’s about eight days more than a year ago.
